Building Residential Steel Projects
Kelly Steel provides residential steel framing solutions for homes, townhouses, multi-dwelling units, garages, and sheds across Victoria. Based in Dandenong, we supply and install light gauge steel frames that are stronger, faster to build with, and longer lasting than traditional timber framing.
Our in-house team manages design and drafting, fabrication, and on-site installation end to end with single-point accountability from drawings to handover.
What is residential steel framing?
Residential steel framing uses cold-formed light gauge steel to build the structural skeleton of a home walls, floors, and roof. It’s an alternative to timber that offers greater precision, pest resistance, and dimensional stability.
According to the Australian Steel Institute, light gauge steel framing has established itself as an increasingly popular solution for residential construction in Australia, including for low-rise buildings such as hospitals and schools.
Residential steel framing must meet the requirements of the National Construction Code (NCC), which references the NASH Standard for Residential and Low-Rise Steel Framing and AS/NZS 4600 (Cold-formed Steel Structures). Kelly Steel’s designs and fabrication comply with these standards.
Why choose steel framing over timber for your home?
Steel outperforms timber in several critical areas:
- Termite and borer resistant no chemical treatments needed. The ASI confirms steel frames are free from termite, dry rot, and borer attack
- Non-combustible important for BAL-rated bushfire zones. Steel has dedicated bushfire compliance pathways under the NCC (BAL-12.5 through BAL-40)
- Zero warping or creep maintains structural integrity over decades
- Precision fabricated tight tolerances, straight walls, consistent builds
- Recyclable less than 1% fabrication wastage. Steel can be recycled indefinitely with no degradation in performance
How does steel framing speed up construction?
Steel frames are lighter than traditional structural members and arrive on site pre-cut and labelled ready to assemble.
Our veneer construction method separates the load-bearing steel frame from the external cladding. This takes bricklaying off the critical path, so trades aren’t waiting on each other. Builds finish faster.
Shop fabrication also means less waste, fewer site delays, and more predictable programme delivery.
Can steel framing support open-plan home designs?
Yes. Steel’s high strength-to-weight ratio enables long-span trusses and wide-open floor plans that timber can’t achieve without bulky beams.
Non-load-bearing internal walls can also be repositioned later, giving homeowners flexibility to reconfigure spaces as their needs change.
Kelly Steel works directly with architects and residential designers to bring complex layouts to life.
Is residential steel framing environmentally friendly?
Steel is one of the most recycled materials on earth. Our fabrication process produces less than 1% wastage far below timber framing offcuts.
For homeowners building to Green Star, NatHERS, or Passive House standards, a steel frame paired with the right insulation system can meet high thermal performance requirements.
